Ebrington Capital LLP is an investment management business specialising in direct real estate investment on behalf of private and institutional capital. We focus on creating value by converting property into sustainable, high-performing investments across the United Kingdom and key European markets.

Our senior management team brings extensive real estate experience spanning three decades and multiple market cycles, having held leadership roles in leading institutional investment and private equity businesses. They benefit from a long track record of working successfully together on diverse real estate investment strategies across the UK and Europe.

Investment Strategies

Ebrington Capital is a UK real estate investment manager, focussing on the following themes:

Offices

We re-configure existing offices into net carbon zero buildings to meet the highest occupational requirements. This is a value-add strategy with significant capital expenditure, mitigated by constrained supply and very high occupier demand.

Hotels

We either convert to hotel use or refurbish existing hotels in the UK. At the point of investment, we mitigate occupational risk through agreements with prominent hotel occupiers, providing long term secure income backed by substantial parent guarantees.

Senior Living

We either convert well located but obsolete buildings or create new purpose built design-led senior care and assisted living accommodation. We are in partnership with a highly experienced operator in this sector.

  • James Fortescue


    Managing Partner

    James is the Managing Partner of Ebrington Capital and is responsible for origination, acquisition execution and investment management. He has over 25 years’ real estate experience and has invested over $3 billion during his career across offices, industrial/logistics, retail, data centres and living sectors, consistently achieving a strong track record of blended realised investment performance. Before joining Ebrington, James was a Partner at Europa Capital, responsible for acquisitions and asset management, focusing on pan-European value-add series investments across the United Kingdom, Ireland, Benelux and Scandinavia, overseeing complex transactions, thematic platform aggregation strategies and optimising portfolio performance. Prior to this, he worked at CBRE, specialising in EMEA Investments, Central London (Investments & Leasing) and Corporate Advisory Services, collaborating closely with clients, advisors and funding partners across multiple sectors and jurisdictions. James is a Chartered Surveyor and a Liveryman in the City of London. He holds an MA in Property, Valuation & Law from Bayes Business School (City, University of London), read Arabic at University of Exeter (BA), and speaks fluent French and Arabic.

  • Ed Bellhouse


    Chairman

    Ed is Chairman of Ebrington Capital and provides strategic oversight across the firm’s investment and development activities. He is responsible for origination, as well as well as overseeing asset and development management, bringing over 40 years’ experience in commercial and mixed-use development, with over $1 billion invested across offices, retail, industrial, warehouse and residential sectors. As Chairman of Bellhouse Joseph Holdings Ltd, which he co-founded in the mid-1980s, he led large-scale UK city centre and London office developments, as well as multi-use urban regeneration projects (for example, delivering Cricklewood’s complex masterplan). Notable schemes include 198 Piccadilly / 33 Jermyn Street, 10 Fenchurch Street and Wimbledon Bridge House, delivered in partnership with leading investment firms including Standard Life, Hermes, Kumagai Gumi, Carlyle, Tristan Capital Partners and TR Property Investment Trust. Ed is a specialist in multi-use urban regeneration and brings extensive experience in structuring complex development programmes, optimising asset value and guiding long-term strategic growth. He studied at Trinity College, Cambridge and holds an MA in Economics.

  • Tom Anderson


    Development and Asset Management

    Tom is a senior member of Ebrington Capital LLP and is responsible for origination, asset management and development execution. He has over 20 years’ UK commercial real estate experience across retail, industrial and office sectors, with a strong focus on value-add strategies in regional markets and Central London. He has delivered projects across the full development lifecycle, from acquisition and planning through to construction, leasing and asset optimisation, consistently driving value creation at both asset and portfolio level. Before joining Ebrington, Tom spent 14 years at Helical plc, where he was a member of the Executive Committee and played a key role in delivering major mixed-use and commercial developments, working closely with consultants, contractors, agents and funding partners to ensure schemes were delivered efficiently and sustainably. Prior to this, he was an Associate Partner in the National Investment Team at Allsop LLP, advising on UK-wide investment transactions. He holds a degree in Real Estate Management from Oxford Brookes University.

  • Harry Douglass


    Operational Real Estate Management

    Harry is a senior member of Ebrington Capital and is responsible for origination and asset management of operational real estate. He has over 18 years’ experience across hotels, healthcare, student accommodation and high street hospitality, with deep expertise in operational investment, site origination, asset management, occupational negotiation and investor reporting. Before joining Ebrington, Harry was a Director managing BNP Paribas’ EMEA Hotel division in the UK, following ten years at HVS Hodges Ward Elliott, where he led development consultancy and transactional advisory for hotels, hybrid accommodation and leisure real estate across multiple jurisdictions. Earlier roles include development management at Meininger Hotels and advisory work in healthcare and hospitality at ES Group and Sanderson Weatherall. He is a Chartered Surveyor and holds an MSc in Real Estate Management & Finance from Northumbria University, having previously studied at Newcastle University (BA).
