Us

Ebrington Capital LLP is an investment management business that specialises in direct real estate investment on behalf of private and institutional capital. We excel in creating value through converting property into green investments in the United Kingdom and in major European markets.

With 40% of the UK’s carbon footprint* now coming from the built environment, Climate Change and Environmental, Social & Governance (ESG) are at the forefront of our agenda. Our
Investment Strategies

Ebrington Capital is a UK real estate investment manager, focussing on the following themes:

Offices

We re-configure existing offices into net carbon zero buildings to meet the highest occupational requirements. This is a value-add strategy with significant capital expenditure, mitigated by constrained supply and very high occupier demand.

Hotels

We either convert to hotel use or refurbish existing hotels in the UK. At the point of investment, we mitigate occupational risk through agreements with prominent hotel occupiers, providing long term secure income backed by substantial parent guarantees.

Senior Living

We convert well located but obsolete buildings in the most affluent towns in England into design-led senior living accommodation. We are in partnership with a highly experienced operator in this sector.

Our Leadership

The partners founded Ebrington to create a business that allows our clients to benefit from our strong track record and our considerable market knowledge to deliver superior investment returns. We intend to achieve this through capitalising on our fundamental real estate knowledge, whilst being mindful of longer-term occupational and investment demand for business environments that provide tenant flexibility and that meet future environmental sustainability requirements.

    MANAGING PARTNER
    Origination & Investment Management

    James is the Managing Partner of Ebrington Capital and sits on the Investment Advisory Committee. He is responsible for origination, acquisition execution and investment management. He has over 20 years real estate experience and has invested over $3 billion during his varied career across offices, industrial/logistics and retail warehouses. He also has an extremely strong blended realised investment track record. Before Ebrington, James was a Partner at Europa Capital and responsible for acquisitions and asset management, focussing on the pan-European value add series’ investments in the United Kingdom, Ireland, Belgium, Luxembourg and the Netherlands. Prior to his 13 years at Europa, James worked at CBRE where he specialised in EMEA investments and Central London office investments and leasings. James is a member of the Royal Institution of Chartered Surveyors, he was elected as a Liveryman at the Worshipful Company of Grocers in the City of London and is a Member of the Royal Society for Asian Affairs. He received an MA in Property, Valuation & Law from Cass Business School, City University of London. He also has a BA in Arabic Studies from the University of Exeter, United Kingdom and a Diploma in Arabic Language from the University of Alexandria, Egypt.

    FOUNDING PARTNER
    Origination & Development

    Ed is a founding Partner of Ebrington Capital and sits on the Investment Advisory Committee. He is responsible for origination, as well as direct asset/development management. He brings 40 years’ of development experience and has invested over $1 billion during his renowned career. He is Chairman of Bellhouse Joseph Holdings Ltd, which he formed with Jonathan Joseph in the mid 1980’s. Bellhouse Joseph has undertaken office, retail, industrial, warehouse and residential development with a strong focus on London office development and refurbishment, as well as substantial city centre office developments in major regional cities. Significant office developments that Ed has undertaken in London include 198 Piccadilly / 33 Jermyn Street in the West End, 10 Fenchurch Street in the City of London and Wimbledon Bridge House in west London. Ed is a specialist in urban regeneration across multiple use classes. Bellhouse Joseph worked with several leading investment partners including Tristan Capital Partners, TR Property Investment Trust, Hermes, Carlyle and Standard Life. Ed studied at Trinity College Cambridge and holds an MA in Economics.

  • Peter Hudson

    FOUNDING PARTNER
    Chief Financial Officer

    Peter is a founding Partner of Ebrington Capital. As Chief Financial Officer he oversees the management of risk and is responsible for all legal, administrative and financial activities. He has 35 years’ experience in real estate, executing investments amounting to nearly $3bn over this period. For much of this time he was working directly with the other partners of Ebrington Capital. Whilst at Europa Capital, Peter led the Investment Finance team as a consultant. Before this he was at Bellhouse Joseph (2005-2009), where he was responsible for evaluating development opportunities and forming joint ventures with equity partners. Peter was also Controller for Europe during his time at Blackstone (2001-2004), where he was responsible for the execution of very high value cross border property investments. During his time at Kumagai Gumi (1986-2001), Peter was the Finance Director for their European operations. More recently, Peter has been the Principal of Hudson Consultancy Limited, a business that specialises in property development, finance, valuation, inward investment and urban regeneration. Peter qualified in accountancy (ACA) and taxation (CTA) whilst training at Deloitte.

  • Rupert Bowen-Jones

    FOUNDING PARTNER
    Senior Advisor

    Rupert is a founding Partner of Ebrington Capital. He is responsible for our investor relations and capital raising, particularly from the Middle East. He has over twenty years’ experience in the commercial property industry working in London and the Middle East. He is founder and managing director of READ Advisors, specialised in real estate capital raising from the Middle East for UK, European and North American Platforms. He is also a partner of Jade Advisors, a global capital raising platform, where he is involved in business development and where READ Advisors is a distribution partner. Before founding READ Advisors, Rupert was head of Agency and Development in Abu Dhabi for CBRE for seven years, where he built up strong relationships with investors and developers in the region and provided a local investor interface for the Capital Markets teams within CBRE from New York, London and Sydney. Rupert was invited onto the core committee of the Middle East Council for Offices (MECO) which was set up to promote best practice in the design and construction of office buildings in the Middle East. His experience in London comprised landlord and tenant agency on behalf of major institutional clients at niche agency Hexell Wylie (subsequently bought by Savills).
